Spend an exhausting day at the parks, and come home to relax in your very own, fully equipped and furnished, home away from home. Every home has its own private, screened-in pool and all condos have a community pool. So why stay there when you can stay here for about the same price? PROPERTY NOTES-Reservation Deposit/Security Deposit & Payment Balance * A reservation deposit in the amount of $250 is due at the time of making the reservation. The remaining amount is due 6 weeks prior to your arrival. A valid Drivers License and credit card will be taken upon check in and a $250 hold will be placed on the card in lieu of damages (late departures, excessive cleans or trash cans that were not emptied) done to the property while renting this home/condo (the hold will be released 7-10 days after your departure provided no damage or additional fees were incurred). All of this information is required to be given by the person whose name the reservation is under. PROPERTY NOTES-Occupancy * The number of guests allowed in each home, by law, is strictly enforced. We have the right to turn away persons arriving that surpass the number allowed by law to inhabit the premises with no refund of rental monies. PROPERTY NOTES-Unavoidable Changes * The company reserves the right, in any circumstance, to cancel the booking and in this event refund all sums of money (without interest or compensation) or offer an alternative premises (subject to availabilty) of comparable standard. PROPERTY NOTES-Forces of Nature * The company accepts no responsibility or liability whatsoever for any loss, damage, or alterations to the terms of this booking caused by events beyond the company's control. This includes, but is not limited, to war, civil commotion, flight delays or cancellations, adverse weather conditions, fire, flood, or industrial disputes. PROPERTY NOTES-Availability * The premises will be available for occupation from 4pm on the first day of the rental period, and must be vacated by 10am on the day of departure ($50 per hour charge if check out time not adhered to). PROPERTY NOTES-Restrictions * To avoid additional charges being applied to your security deposit please adhere to the following regulations: * Trash must be taken out on trash day (see your manual for correct days). * All homes/condos are non-smoking and may not be smoked in, no exceptions will be made. * Please restrict call outs to valid problems, any deemed miscellaneous will result in a call out fee. PROPERTY NOTES-Cleaning Fees * All guests who stay 5 nights or less are required to pay a cleaning fee. The rates vary depending on the size and type of accommodations they rent: * CONDOS - approximately $55-$70, plus tax. * HOMES - approximately $65-$105, plus tax.

From the airport, follow the signs for the south exit, continue on South Access Road for about 3 miles, and turn right onto Central Florida Greenway (SR-417) heading west for about 16 miles. The Florida Greenway is a toll road and should total about $2.25, be sure to have at least $1.00 worth of coins, some of the booths are unmanned and require exact change. Continue on the Florida Greenway until you see the Exit 6 for International Dr./Interstate-4, exit and follow road approximately 2 miles until you see the signs for I-4 West/Tampa. The road will wind and weave until you are on I-4, for about 4 miles until you see the exit for US-192 W (exit 64B). Follow 192W for about 3 miles. You will see signs for Splendid China (marked by a dragon on the left-hand side of the road). This is Formosa Gardens Blvd. Turn left and enter Formosa Gardens Village, 2nd right. Our office is located between Centra Care and Subway.
From the airport, go West onto Red Cleveland Blvd and follow to Lake Mary Blvd. Turn right onto Lake Mary Blvd and follow for about 7 miles until you see the I-4 ramp. Take I-4 West for about 34 miles. Exit at 64-B (192 West) and follow for about 3 miles. You will see a large dragon on the left hand side of the road which marks Splendid China, turn left onto Formosa Gardens Blvd. Turn right at the second entrance to Formosa Gardens Village. We are located next to the Centra Care and Dry Cleaners (very close to Subway Sandwiches).
